How to Scare Away A Buyer (i.e. I don't REALLY want to sell my home!)

Your home is likely your most valuable asset. If you're selling it, avoid these 5 common ways that will scare off buyers.

1. Bad Photography
Bad photos are almost worse than no photos at all! You only get one chance to make a first impression, so let's make it a good one. Photographs are the first look a prospective buyer will have of your home. A successful listing agent should have a professional photographer and a professional stager that they regularly work with to showcase your home and bring out its best. Which kitchen would attract a buyer to your home?
             
Does the bedroom look like a Craigslist add to sell the bed? Or a spacious bedroom where the buyers can picture themselves living?

 
2. Overpricing
The worst strategy for selling your home is to start well above market value and reduce the price as your time frame becomes more and more urgent. This is a great recipe for selling your home for under market value . The longer your home remains on the market, the more likely it is buyers will go to your home with the notion that something is wrong with it. In order to net the most money possible it's critical to come to an educated decision with your agent to price as close to market value as possible.

                                    

3. Dark and Dirty
The last thing you want to do is open your home to prospective buyers without it being clean--sparkling clean is preferred! Yes, it's a lot of work to live in your home and keep it this way, but it's very important. If you can afford to hire a professional cleaner for a deep cleaning, even better. And make those windows sparkle! A clean home displays pride of ownership--something every buyer loves. Another thing that scares away buyers is a dark home. Keep the blinds open and the lights on--people like bright homes! If you have dark paint colors or burned out light bulbs, it's time to consider repainting and replacing those bulbs.

4. Too Hot or Too Cold
We don't have to worry about this one too much in sunny San Diego with mild, year round temperatures. But if it's a cold day or a hot one (and we DO have them), don't skimp on the heat or A/C. If the buyer is uncomfortable in your home, they will only be thinking about whether they will be uncomfortable if they live there. Is is worth it? Put yourself in the buyer's shoes and make your home as comfortable as possible.

5. Lacking Curb Appeal
If the front of your home needs a little TLC, this would be excellent money well spent. This one falls under the first impression category and is critical. Most of the time you won't need a complete yard makeover. Just tidy up, prune the bushes, plant some pretty flowers and make sure things look nice as the buyer approaches the house. It's very important. Don't set a bad tone for a showing by not mowing the yard. And what about your front door? How about a fresh coat of paint and a pretty wreath? It's worth the time and effort!

What I Learned About Right-Sizing

Last fall we finally did it. It's just the two of us now and we no longer wanted all that space and all that maintenance. You've probably had these thoughts, though--we have too much stuff! It's a symptom of our society and we, too, had all the trappings. My advice? If downsizing is even a remote thought--something that you'd like to eventually do--then start now getting rid of all that stuff.

Start with the book, "The Life-Changing Magic of Tidying Up", by Marie Kondo. You may not embrace every aspect of the book, but you will find great tips on how to make those hard decisions of what to keep and what to toss. You can tackle it all at once like the book suggests, or you can take it one closet, or one room at a time, like I did. I found that as I went from room to room, that I loved the result. Bringing order to chaos and clutter is a great feeling. You realize that you really didn't need all that stuff or even want it. You end up with rooms that you actually enjoy living in; and when the time comes to actually make the decision to move, you'll have a much better idea of what size home is going to be best for you. And the best part--it will not be so overwhelming!

Then think about what IS the "right size" for you. The term downsizing can seem daunting. Right sizing can seem...well, JUST RIGHT! What size fits you? How often does your extended family come to visit? Do you want that pool to maintain, or just one nearby that you can enjoy with the grandkids? What are your financial goals? Will making that move help you reach your goal or reach it faster?

Beware of The 3 P's of Real Estate!

I believe that many real estate agents get lazy when it's a hot market. Why spend the money on staging, or professional pictures, or marketing, when the standard 3 P's will do? You know them well..."Put out a sign, Put it in the MLS, and Pray". Well, I'm here to tell you that might get your home sold, but it will not bring you top dollar! Staging is a strategic marketing tool designed to show a property in its best possible light. It is different from decorating your home to reflect your unique personality. On the other hand, home staging is about de-cluttering and making a home desirable to the masses. There's a saying..."Clutter eats up equity!" The whole idea of staging is that you want to market to the largest number of people to get as many offers as possible. Many realtors believe in the power of this technique no matter how hot or slow the market. Potential buyers can see all the possibilities and sellers can get top-dollar and a quicker sale. A real estate agent that won't spend the marketing dollars on your home regardless of the state of the market, may not have your best interest in mind.

Looking Back...and Forward...

How often do you take a look back and reflect on the blessings in your life? 2015 was a personal sales record for me and a wonderful year in many ways. It will also be remembered as the hardest year of my life because we lost our youngest son to cancer. I’ve been reflecting all the more on what I do and why, and it has reinforced all the reasons that I work by referral.

Whenever a house is sold, it’s just a house—the walls that surround us for protection and keep a cover over our heads. However, it’s the memories that we create there that make a house a home. It’s the love and laughter of family and friends…the meals shared together around the table…the pictures of our kids…the welcoming wag of a tail that greets us at the front door…the cozy fire on a cold, rainy day…the solitude of a quiet morning with a cup of coffee...that splash of paint that’s your favorite color! These are the things that make a house a home and stay with us wherever we go and long after our loved ones are gone.

To me, HOME is a big deal. You take those memories with you wherever you go and continue to create new ones. It’s also very likely to be one of the biggest transactions we ever make—regardless of how many times we sell or buy as we move through the stages of life.
